We Walk the Walls Before We Quote

We walk every wall, look at the flashing over windows and where roofs meet walls, check clearances to grade and decks, and press on anything that looks soft. Where a course can be lifted, we look at the membrane and sheathing behind it. The written quote says what we found and what the wall needs.

Based in Evergreen, Working Across the Southwest

Southwest Calgary has one of the widest ranges of housing ages in the city: post-war bungalows in Killarney and Richmond, infills in Altadore, 1980s and 1990s suburbs such as Shawnessy and Somerset, and 2000s communities like Evergreen and Bridlewood. The decade a house went up says a lot about what we will find behind its siding.

Our office is at 123 Everwoods Green SW in Evergreen, so most of the southwest is a short drive from us. Hail is not only a north-side problem, either: in July 2023 a storm damaged siding and roofs on homes in Calgary’s south centre neighbourhoods.

    Our home community, largely built through the 2000s. Builder vinyl is common, often with stone or fibre cement on the front elevation.

    Mostly 2000s homes where builder vinyl and stone accents are now at the age of hail repairs and first re-sides.

    Largely a 1980s and 1990s suburb: early vinyl, stucco and painted wood fascia that is ready for capping or replacement.

Questions Before You Book

How do you work out what my walls actually need?
We start by looking, not selling. That means walking every elevation, checking the flashing over windows and where roofs meet walls, the clearance between the siding and the ground, decks and roofs, and pressing on anything that looks soft or stained. Where a course of siding can be lifted, we look at the membrane and sheathing behind it. The written recommendation says what the wall needs first, what can wait, and when a repair makes more sense than new siding.
Can siding be installed in a Calgary winter?
Often, with limits. Vinyl gets stiffer and less forgiving in the cold, and the industry installation manual calls for a larger gap at trim and openings below about 4 °C so panels have room to expand in summer. Primed fibre cement has to be painted within James Hardie’s time limit, and paints and sealants may have application temperatures of their own, so finishing can wait for milder days. Snow, ice and wet sheathing are dealt with before membrane or siding goes on, and we will tell you plainly if a job is better started in spring.
Do I need a permit to replace my siding?
It depends on the job, and the municipality decides: the City of Calgary, the Town of Okotoks, the City of Airdrie, the Town of Cochrane or the City of Chestermere. Under Alberta’s Permit Regulation, replacing siding with a similar type of siding, for maintenance or appearance and with no structural change, is generally exempt from a building permit. Changing the cladding type, adding exterior insulation, altering openings or repairing structure can take a project outside that exemption. We confirm with the municipality before work starts.
How do I know the siding was installed properly?
Most of the answer is hidden once the siding is on, so it has to be seen before cover. The sheathing membrane should be lapped with upper sheets over lower ones, and flashing should be in place at window heads, horizontal joints and where a roof meets a wall. On the finished wall, the siding should sit clear of the ground, roofs and decks by the manufacturer’s clearances, with sealant between the siding and window and door trim. Ask for photos of the membrane and flashing before they are covered, so you have a record.
