Okotoks is a separate municipality south of Calgary, with its own building services office and its own line in the building code’s climate tables. For a re-side, that changes two things compared with a job in the city: who we confirm the permit question with, and how the wall is insulated if exterior insulation goes on.

The Homes and Buildings in Okotoks
Okotoks has been a town since 1904 and counted about 30,000 residents at the 2021 census, so its housing runs from its older core to its newer communities. We do not assume what is on a wall from the street name. Each house is assessed on what it actually carries, whether that is original vinyl, stucco, wood or fibre cement accents, and on what the sheathing and weather barrier look like once a test section comes off. A test section is the simplest way to avoid surprises once the full tear-off starts.
Energy is the angle that sets Okotoks apart. The town is home to the Drake Landing Solar Community, and a full re-side is the one time the outside of the wall is open for improvement. Continuous exterior insulation goes over the sheathing, the cladding is fastened through furring into the framing rather than into the foam, and the building code sets furring at a minimum of 19 × 38 mm lumber at no more than 600 mm on centre. Stone wool board such as ROCKWOOL Comfortboard 80 is vapour-permeable, which gives the wall good drying potential, while foam boards behave as vapour retarders once they are thick enough.
Behind any new cladding the weather barrier decides how the wall performs. Tyvek HomeWrap’s Canadian evaluation calls for a minimum 10 mm air space between the membrane and the cladding unless the cladding is deemed not to need one, and James Hardie’s Canadian evaluation calls for asphalt-impregnated building paper where planks go directly on the wall. So the practical choice is housewrap with a drained, vented furring cavity, or building paper with direct-applied HardiePlank. LP SmartSide, the engineered wood option, needs a weather barrier too, and 200 mm of clearance to grade in Canada.

Permits in Okotoks
Authority having jurisdiction: Town of Okotoks
The Town of Okotoks, not the City of Calgary, is the authority here. The Town says a residential building permit is needed for most construction, demolition and renovation projects, including renovating your home, and it lists minor repairs that do not affect structural integrity as not needing one: same-size window or door replacement, re-roofing with no structural work, and minor exterior repairs. Re-siding is not named on that page. Okotoks exempts minor exterior repairs; a full re-side is confirmed with the Town’s permit services first. Provincially, Alberta’s Permit Regulation exempts re-siding with a similar type of siding, for maintenance or appearance and with no structural change, but adding exterior insulation or changing cladding type can take a project outside that exemption, which is another reason we ask the Town before we start.
