Cochrane Siding Built for Foothills Wind and Hail

Cochrane sits west of Calgary at the edge of the foothills, at about 1,159 m, and on August 5, 2024 the supercell that went on to damage northern Calgary formed just west of the town. On a Cochrane wall we think about wind first, meaning fastening, house wrap laps and flashing, and then choose a cladding that can take the hail.

The Homes and Buildings in Cochrane

Cochrane is a town of about 32,000 people at the 2021 census, with communities such as Sunset Ridge, Fireside, Heritage Hills, Riversong, GlenEagles, Heartland, Precedence and West Terrace. We do not assume a wall’s exposure from the community it is in. What matters is the individual lot: which elevations face west, what shelters them, and how high the walls stand. A tall gable facing open ground is a different specification from a sheltered side wall close to the neighbour’s house, and we set the details wall by wall.

Accent materials suit Cochrane’s newer streetscapes well, and each has a detail that matters more on an exposed lot. Board and batten in HardiePanel must go over a drained and vented air space at least 9.5 mm deep in all areas under its Canadian product evaluation, and panels must never bridge floors, with a flashed horizontal joint between storeys. HardieShingle makes a good gable accent over lap siding, with profile and colour availability confirmed with the dealer. Manufactured stone veneer goes over two layers of water-resistive barrier with a weep screed at the base, held above grade and paving to the manufacturer’s clearances. Steel wall panels are non-combustible and, in the City of Calgary’s guidance, stand up well to wind, rain, hail and winter storms, though wide flat panels can show a cosmetic waviness called oil canning.

Wind shows up first in the membrane behind the cladding. Sheathing membrane is lapped at least 100 mm with upper sheets over lower, and Tyvek HomeWrap must be protected from sunlight within 60 days and generally needs a 10 mm air space behind the cladding. Flashing extends at least 50 mm up behind the membrane, slopes outward and ends in end dams, and kickout flashing sits where a roof edge meets a wall. James Hardie prefers blind nailing and allows face nailing only where code requires it for high wind areas, and vinyl is fastened in the centre of its slots so panels can move freely.

Neighbourhood Notes

Sunset Ridge

On any west-facing elevation here we start with the membrane and flashing details, because wind-driven rain tests the second plane of protection more than the siding itself.

Fireside

Board and batten and shake-look gables suit the streetscape. In fibre cement, board and batten always goes over a furred, drained cavity, which also helps an exposed wall dry.

Heritage Hills

Where a tall gable faces open ground, we plan the fastening pattern and horizontal flashing between storeys before the first panel goes up.

Riversong

Stone veneer bases need a weep screed and clearance above grade and paving to the manufacturer’s figures, so wind-driven water that gets behind the stone has a way out.

GlenEagles

Metal wall panel accents are non-combustible and handle wind well, though severe hail can still dent them, and flat, true furring keeps oil canning to a minimum on wide panels.

Heartland and Precedence

On newer homes the details most worth checking are kickout flashings at roof-to-wall corners and house wrap laps, both of which wind exposes quickly if they are wrong.

West Terrace

LP SmartSide gives a wood look with good impact resistance compared with vinyl and aluminum, installed with 200 mm clearance to grade and sealed cut edges.

Permits in Cochrane

Authority having jurisdiction: Town of Cochrane

The Town of Cochrane’s safety codes office handles permits and inspections here. Its Permit Information sheet from May 2024 lists replacing roofing or siding under common projects where permits are not required, and lists installation of new cladding on existing commercial buildings as work that does need one. The Town describes that sheet as just an overview list and invites questions to its Permits and Inspections team, so we still check anything beyond a straight replacement. The provincial Permit Regulation points the same way for like-for-like work: re-siding with a similar type, for maintenance or appearance, with no structural change and no health or safety risk, is generally exempt. Adding exterior insulation, altering openings or repairing structure can take a project outside that, and on a commercial building the Town’s sheet is clear that cladding work needs a permit.

Siding in Cochrane: Questions

Does the Town of Cochrane require a permit to replace siding?
The Town’s May 2024 Permit Information sheet lists replacing roofing or siding among common projects where permits are not required, but it calls itself an overview list and lists new cladding on existing commercial buildings as permit work. If your project adds exterior insulation, changes openings or involves structural repair, we confirm with the Town’s Permits and Inspections team before starting.
Which siding stands up best to Cochrane’s wind?
Wind performance depends on installation as much as on material. The City of Calgary’s guidance says fibre cement has stood up to strong wind and hail storms and steel stands up well to wind. Certified vinyl is tested for wind load resistance and labelled for it, but it relies on correct nailing. Whatever the cladding, the membrane laps, flashing and fastening pattern do most of the work.
How do you keep house wrap from tearing during a windy install?
We plan tear-off so a wall is not left stripped longer than needed, lap and tape the membrane as it goes up, and cover it with cladding well inside the 60-day sunlight limit that Tyvek’s Canadian evaluation sets. Where wind picks up mid-job, we secure loose sheets before leaving the site, and any torn section is replaced rather than patched over.
